Over the past week, I’ve been watching a clear shift in how Fort Lauderdale listings are behaving — especially in established neighborhoods like Coral Ridge and surrounding areas.

More homes are sitting longer than sellers expect, and price reductions are becoming more common. This isn’t a crash, but it is a correction in expectations. Buyers are slower to move, more selective, and paying close attention to value.

What I’m seeing most often: properties that would have sold quickly earlier in the year now work only when pricing and presentation are dialed in from day one. Homes that miss the mark tend to stall, then chase the market down.
